What are the governing documents of the HOA?
Maple Hills is run by a homeowners' association (HOA) in partnership with a management company. The HOA and management company must also act in accordance with the terms and conditions contained in a set of governing documents (as must the homeowners themselves).
A home owner should therefore develop a basic understanding of what the governing documents are. The governing documents include:

Declaration of Covenants, Conditions and Restrictions (CC&Rs)

CC&Rs
CC&Rs are rules and property limitations of a community neighborhood. Designed to protect property values in the community.
Articles of Incorporation
Articles of incorporation also referred to as the certificate of incorporation or the corporate charter, are a document or charter that establishes the existence of a corporation.
Bylaws
HOA bylaws are the specific rules designed to enforce how a respective HOA is run.
