2022 Budget Ratification Meeting
This is officially not a meeting because we did not meet the quorum.
The 2022 Operating Budget was presented and ratified by the board. For details, see the information packet linked above.
2021 Annual Board Meeting
1. New Board Member appointed - Darren Groth

3. 204th Ave SE Road Construction Update
Signal should be placed before March 1st.
Mid-May 2022 is the scheduled completion date for the 1st stage of 204th, they are waiting for May to do the final pave and paint because of the better weather.
Stage 2 of the road connecting Lake Pointe to the 18 has been started and still scheduled for completion in 2023.
Stage 3 of the road construction connecting Stage 1 to the 18 is scheduled for completion in 2024.
4. City of Covington and Lennar
City has confirmed that they are putting in a street sign for SE 259th Pl which was not put in by Lennar.
Black back gate and private road update - spoke to the city and there are no plans to remove the black gate or to make that road public.
Tract G (Open space with the boulders) - We contacted Lennar and the city to show proof that they cleared this area without permits. Lennar has gone silent and we plan on visiting their offices in the month of February, before sending legal action.
5. Neighborhood upgrades
Lennar, through the old management company (J&M), has agreed to pay for staining of common areas, and landscaping on the Lennar side of the entrance.
HOA has received a quote for the staining of the fences of the common area and will present the cost to Lennar and wait for the weather to be better before staining
HOA has reached out to a few vendors regarding the landscaping and sign for the entrance and our finalizing quotes.
HOA has had an initial walkthrough from Playcreation to add to the main park play structure and add a sitting area.
6. Items and updates to look forward to
Security cameras and Patrols - HOA will continue to be looking into options to determine options to enhance security.
Parking on the street still remains an issue, rules and solutions are welcome.
A request for Stop Lines at all stop signs in the neighborhood have been requested, since crosswalk lines have been denied by the city. HOA will look into this and have an update at our next meeting.
A request for Snow Plow Services was requested, and it looks like a salt truck did come through the neighborhood but the HOA will work with the city to ensure that the trucks are more effective next time.
Community Association Insurance will also be looked into to determine Maple Hills has the right coverage.
22-Single Family Homes (Maple Hills phase V) is still on track, currently, this phase will not be part of our neighborhood but their only entrance is through our neighborhood, we have reached out to OakPointe and the City regarding this and the HOAs desire for them to be part of our neighborhood and pay dues for our community. Be on the lookout for more information in the Spring 2022.
7. Neighbor Reported Questions & Issues
Suzanne Bissett (lot 37): needs update on work orders submitted 3 years ago.
Eduardo Millan (lot 12): would like to see the color of the other fences changed so that it matches the concrete fences.
Jenn Harper can help with the acid staining of the concrete fencing.
John: when asking about the potholes can we please ask the city to clean up the loose gravel.
Mike & Cathy would like additional stop signs.
Annie Markowitz: would the park topic and addition of the park address the drainage problem at the main park? Or would that be landscaping?
Jolene Bleistein: Will the trash can(s) in the parks be removed finally?
