Living barriers
Some homeowners have requested permission to use living barriers – dense plantings of bushes or trees – to hide architectural amendments, such as decks and air conditioners. The Board believed that this exception was reasonable and in the best interest of the community. Then we discovered that Section 6.17 Fences states, “Hedges or the solid screen planting may be used as lot line barriers subject to the same height restrictions as fences.” That basically allows the plantings suggested by homeowners and clarifies that the bushes or trees should be at least as tall as a typical fence.
We are pleased that the original authors of the CC&Rs had some flexibility in mind. Please read the CCRs carefully when considering any architectural alterations to your homes and properties. Chances are many of your ideas are covered.
