Ongoing LENNAR issues

As most of you know, there are some areas around the neighborhood that were not completed by Lennar during the neighborhood's construction. The HOA Board has been trying to work with Lennar for over a year to get those areas completed. After much debate over these issues, Lennar offered the neighborhood $10K to landscape Tract G, the area in the back of the neighborhood that just has a few boulders in it.
The Board was happy that they offered anything, but thought this was incomplete and there are other areas of the neighborhood that should also be addressed. Those areas include the main entrance, irrigation along SE 259th St, and staining of common area fences.

The board gathered new quotes and shared the following with Lennar:

Irrigation - Apamila's Landcare, LLC, $9,111.84
Water meter placement - Covington Water District, $24,222.13
Total: $51,222.44

 

Irrigation for planting strip and green space on SE 259th St.
Irritation installation - Apamila's Landcare, LLC, $7,757.15
Total: $7,757.15

Main Entrance, North side landscaping estimate (Tract L100 and Tract C)
Landscape design and installation - Natural Land Effects, Inc., $20,600.00
Landscape lighting design and installation - Family Landscaping & Irrigation, $2,090.00
Irrigation - Apamila's Landcare, LLC, $5,647.51
Total: $28,337.51

 

Stain all common area fences
Emerald City Power Washing, $11,389.43

Grand total: $98,706.53


This is a substantial amount of money, the Board does not believe this should be coming from HOA Funds as this would greatly hamper our ability to keep homeowner assessments under control, improve and repair other areas in our neighborhood for years to come. Therefore, because of the amount we are requesting and the fact that Lennar has offered some restitution in the past, we are trying to be patient as we wait for a new response from Lennar. We do have plans to go visit the Lennar offices again this month to push for a response.

Securing these funds is the HOA Boards' top priority, and because of the amount of money and scope of addressing these areas the Board has been very frugal in other areas just in case we have to supplement the cost of some of these fixes. We know these things aren't getting resolved as fast as we all would like, so, we would also ask for the homeowners to be patient with the Board as we are also trying to juggle work, family, HOA, and other priorities.
